Why Pressure Washing Comes Before Any Exterior Paint Job

Skipping the wash is the fastest way to waste a repaint. Paint cannot bond to mildew, chalk or dust — it just sits on top of them.

Paint bonds to the surface it touches. If that surface is coated in mildew spores, chalky binder residue and a season of airborne dust, the paint bonds to the dirt — and the dirt is not attached to the wall.

What is actually on a Florida exterior wall

Humidity here keeps exterior surfaces damp enough to support constant biological growth. Mildew shows as black speckling or streaking, algae as green patches, and both concentrate on shaded and north-facing walls.

On top of that sits chalk — the powdery residue left when UV breaks down the binder in the old coating — plus pollen, road dust and salt residue. None of it is visible from the kerb. All of it stops paint sticking.

Washing is not the same as blasting

This is where a lot of damage gets done. Maximum pressure aimed at wood siding will gouge the grain. Aimed at stucco it drives water deep into the wall. Aimed up under lap siding it forces water behind the boards, where it has no way out.

The correct approach for most painted exteriors is soft washing: low pressure combined with a cleaning solution that kills the mildew and algae at the root, then a gentle rinse. High pressure is reserved for concrete, pavers and driveways, where the material can take it.

Killing the growth matters more than removing it. Mildew rinsed off but left alive will simply grow back through the fresh paint within a year.

Let it dry properly

Painting a wall that is still holding moisture traps that water under the coating, and it will find its way out as blistering and peeling. Stucco and masonry in particular need real drying time — often a full day or two depending on humidity and sun exposure.

This is one of the reasons a proper exterior job is not a one-day project. Wash, dry, repair, prime, then paint, in that order.

What it costs to skip

A wash adds a modest amount to an exterior quote and a day to the schedule. Repainting a house because the coating peeled after eighteen months costs the entire job again.

If a quote you are comparing does not clearly include washing and mildew treatment, ask why. It is the cheapest insurance on the whole project.
