How Often Should You Repaint a Florida Home's Exterior?

Manufacturers quote ten years. Central Florida sun, humidity and afternoon storms have other ideas. Here is what actually drives the timeline.

Paint manufacturers print a ten-year expectation on the can. That number assumes a temperate climate, moderate sun and average rainfall. Central Florida offers none of those things, and the practical answer here is shorter — and it varies more by wall than by house.

The realistic timeline by surface

Stucco, correctly prepared and coated, tends to hold up for seven to ten years in this area. Wood siding and trim run shorter, typically five to seven years, because timber moves with humidity and opens gaps that let water in. Fibre cement sits in between at roughly eight to twelve years.

The bigger variable is orientation. A south- or west-facing wall takes hours of direct afternoon sun every day, and it will chalk and fade years before the north side of the same building. It is completely normal for one elevation to need attention while the rest still looks acceptable.

The signs that matter more than the calendar

Chalking is the clearest one. Rub a dry hand across the wall — if it comes away with a powdery residue, the binder in the coating has broken down under UV. Paint applied over chalk without washing and priming will not bond, which is why so many repaints fail within two years.

Then look for hairline cracks in stucco, gaps in the caulking around windows and doors, and any place the paint has lost its sheen and gone flat and dull. Black streaking and green patches on shaded walls are mildew and algae — those need treating, not just painting over.

Peeling and blistering mean water has already got behind the coating. That is not a repaint job on its own; the source has to be found and fixed first.

Why preparation sets the clock

Two identical houses painted with the same product can be five years apart in how long the finish lasts, and the difference is almost always preparation. Washing off mildew and chalk, sealing stucco cracks, re-caulking joints and priming bare or repaired areas is what determines whether the coating bonds to the wall or sits on top of a layer of dust.

It is the least visible part of the job and the part that decides everything. When you compare quotes, compare what each one includes before the painting starts.

Timing the work

The drier months from roughly October through April are the easier window in Central Florida. Lower humidity means coatings cure properly, and there is far less risk of an afternoon storm arriving before the surface has set.

Summer work is entirely possible — we do plenty of it — but it needs an early start and a close eye on the forecast. If you are planning ahead, booking an exterior repaint for the cooler half of the year gives the finish the best possible start.
